Subject. Trends in the development of the mortgage lending market in Russia. Objectives. To study the state of the mortgage lending market in Russia, including the implementation of state support measures for certain population groups, as well as to identify possible directions for ensuring the growth of mortgage lending and increasing its accessibility for citizens. Methods. General scientific methods were used, such as description and classification, as well as universal rational-logical methods of cognition, including analysis, synthesis and the method of induction. Results. The dynamics of mortgage housing lending in Russia over the past five years has been examined, and the regions leading in the use of this instrument have been identified. An analysis has been carried out of the ongoing state support programmes aimed at enhancing the housing acquisition opportunities for certain population groups. An assessment has been provided of the volumes of issued mortgage loans in quantitative and monetary terms for each state support programme. The level of debt, including overdue debt, in mortgage lending in Russia has been determined, along with the factors that have influenced it. Measures aimed at ensuring the growth of mortgage lending and increasing its accessibility for the population have been proposed. Conclusions and Relevance. The mortgage market needs strengthening; an expansion and improvement of state support measures is required. The obtained results may be useful for professionals in the field of mortgage lending, as well as for researchers studying the mortgage loan market, its trends and development prospects.
