Subject. This article deals with financial modeling of the level of debt burden on the date of issuance of a mortgage loan in the primary residential real estate market. Objectives. The article aims to form a financial model for forecasting the level of debt burden on the date of issuance of a mortgage loan in the context of the regions of the Russian Federation, used in the current situation in the primary residential real estate market. Methods. For the study, I used the methods of retrospective, systems, functional and structural analyses, observation, and classification. Results. The article analyzes the main components of calculating the level of debt burden on the date of issuance of a mortgage loan in the context of the regions of the Russian Federation, and presents a financial model for forecasting this indicator through the ratio of the size of the mortgage payment to the disposable income of the household. Conclusions and Relevance. The article concludes that the formed financial model helps predict the level of debt burden on the date of issuance of a mortgage loan in the context of the regions of the Russian Federation, and it can also be used to analyze the dynamics of mortgage lending indicators.
