A study of capitalization rate calculation

The study is aimed at determining appropriate models of capitalization rate calculation. For the purpose thereof the author gives interpretation of such terms as “capital value”, “desired rate of return”, “capitalization rate”, “expected return”. He also shows the drawbacks of certain models used to calculate capitalization rate, making calculations based on live data.
