Subject. This article analyzes the current state and institutional particularities of housing management.
Objectives. The article aims to summarize the practices of managing residential housing services in the Russian Federation and identify the most pressing issues.
Methods. For the study, I used analysis and synthesis, induction and deduction, analogy, comparison, hypothesis, and abstraction.
Results. The article identifies factors hindering the development of the industry, describes the role of local self-government, as well as the prospects for digitalization and citizen involvement in the management of shared property. The article also highlights problems in the work of management companies that service residential buildings and emphasizes the importance of moving towards decentralized models that take into account regional differences and the level of homeowner involvement.
Conclusions. There is currently a need to develop long-term mechanisms for cooperation between the government, business, and society to ensure the sustainability of the housing environment.
