Subject. Problems related to the strengthening of spatial differentiation, the limitation of investment resources.
Objectives. Development of a conceptual model of investment and innovation development of regional economic sectors as a cyclical process of structural transformation.
Methods. Tools of system and structural analysis have been applied.
Results. A model is proposed that implies the formation of a directed investment impulse, contributing to the structural reorganization of the industry system. It has been established that investments have a transformational impact on the region's economy only in the presence of innovation receptivity and an institutional environment.
Conclusions. The developed model can serve as a methodological basis for the development of regional policy focused on structural modernization and increasing the technological complexity of economic systems.

Keywords: modernization, reproduction cycle, industry proportions, spatial differentiation, regional economic systems, institutional constraints, conceptual modeling
