Subject. Urbanization in the modern world, the shift to a behavioral consumption model, the development of the service sector. Objectives. Systematization and correction of widely used methods for assessing locations for commercial real estate placement. Methods. Comparative analysis. Results. The need to take into account urban planning, socio-demographic factors, and consumer preferences when placing commercial real estate has been justified. Conclusions. Nowadays, setting up commercial and service infrastructure requires a comprehensive approach based on analyzing consumer behavior, transport accessibility, and demand forecasting.
