Subject. Substantiation of the possibility of using methods of economic and mathematical analysis to create tools that allow solving the problem of finding the optimal cost of suburban real estate in the northern border region of Russia.
Objectives. The analysis of the features of the rural economy in the north of Russia, as well as the identification of prospects for its development in terms of recreational potential using the example of the Republic of Karelia.
Methods. To conduct the research, a database of the cost of summer cottages for sale in the Republic of Karelia was created. The information system contained information about the quantitative and qualitative features of the submitted commercial proposals.
Results. The factors that have the most significant impact on the formation of the market value of suburban real estate in the northern border region of Russia have been identified, as well as the prospects for the development of this area in terms of recreational potential.
Conclusions. The analysis of the cost of suburban real estate in the Republic of Karelia made it possible to identify trends in this indicator, using cluster analysis methods to develop a typology of commercial offers for the sale of suburban land, depending on their value. The results obtained can be used at the level of public administration to solve urgent demographic and socioeconomic problems, as well as by legal entities and individuals when purchasing summer cottages for family holidays and investments.
