Subject. The article analyzes the degree of stability of real estate markets of megacities in Russia and China.
Objectives. The aim is to perform a comparative analysis of socio-economic stability of metropolitan real estate markets in Russia and China to identify similar characteristics of strategic trends in the housing market that affect the occurrence of an emergency period.
Methods. The study employs methods of economic analysis and comparison. To perform a strategic analysis, I apply the strategizing methodology by V.L. Kvint, a foreign member of the Russian Academy of Sciences.
Results. Based on the comparative analysis of residential real estate markets in Moscow and in China, where the characteristics of emergency period are observed, I identified some prerequisites for the emergence of the considered strategic threat in the capital of Russia. The paper also presents a method to assess socio-economic stability of the residential real estate market in other megacities.
Conclusions. The findings may be useful for national (regional) government structures to identify the characteristics of the emergency period in the real estate market in order to minimize the potential negative impact of the phenomenon under consideration on the quality of life of the population.
