Importance The article examines the development of mechanisms that can create conditions for attracting investment in housing and communal services, and in particular, the mechanism of energy service.
Objectives The paper aims to formulate the conditions for implementation of energy efficiency increase in apartment buildings financed by investors attracted through energy service contracts.
Methods Using econometric methods, we have analyzed the degree of economic viability of the introduction of the automated commercial accounting of energy resources (an electric energy accounting system case) at the expense of funds attracted by the energy service company.
Results We propose an algorithm to choose potential customers (owners of multifamily homes or a property management company) on the energy service contract in a tenement house. We have calculated the economic feasibility of implementing an automated system of commercial accounting of electric energy in various types of apartment buildings and identified the source of repayment of investment funds for these activities.
Conclusions We conclude that introduction of automated commercial accounting systems of energy resources is economically feasible due to investment funds, attracted by energy service companies.
